Although i do not have any insight from the gahmen, but looking at the recent policy by the gahmen, i think geylang is definitely on the radar for redevelopment.. just imagine, where else can get you to the city within 15 minutes via mrt, 10 minutes to IR/suntec city...

just do a check on lorong 22 onwards.. all the red light activities are in the pipeline to be shut down.. alot of new condo are launched from lorong 22 onwards.. just take a stroll pass lorong 28.. it's all condo..

it may true that it's hard to find another place to house geylang WH.. of course ppl staying near the new place will complain gao gao la.. property price at least drop by 20-30% after announcement.. gahmen won't announce until they need to..

but from the outlook of geylang recent development, my conclusion is that geylang is a new gem for property investor.. if you have extra cash, just throw in to invest.. at least those property from lorong 22 onwards.. it's definitely gonna give you few hundred gain..

Few hundred gain? As in percentage? We cannot gain another few hundred percent. If that is going to happen, we will face an issue. Already, I say we are due for a huge depression in SG because of the housing, unless inflation moves up like crazy, which has moved up like crazy. We are higher than Hong Kong and you honestly mean to tell me you like Singapore better than Hong Kong and is better than Hong Kong? It cannot be true. If you look at the all the projects in Singapore, we are looking at how many trillion dollars worth of housing here in SG? We are basically in bubble mode at the moment!

If it is few hundred k, I think also damn jialat for people. I know of a lot of people who made few hundred k in the enbloc times. They all used it up now. And basically, everyone else suffers for it in the long run, because salaries goes up, businesses face bigger salary bills etc.

Actually, both of u r right. GL property craze is from Lorong 28 upwards, not going down cos freehold/location/"amenities", give time horizon of 10+ yrs, will appreciate in multiples in tandem with inflation & central banks pump QE infinity, too bad for the next generation! Gahmen will ensure public property is affordable, but sky's the limit in the long-term for pte property.

But I doubt we'll ever move redlight district from GL proper, think AV policy is ring-fencing vice activities, legal & illegal, from Lorong 6-20, makes for easy monitoring. If move from GL, there'll be an increase in underground activity uncontrolled by AV. I remember LKY once saying it's better to have known gangs police are familiar with than new gangs police have no intel on. I've asked the OKTs, nobody's selling their golden eggs.

I highly doubt that we will double from here out for property. All the plays in the book have been exhausted and totally been played out. I instead would short all properties for 2013 and 2014. I expect a correct of at least 25% and above, which would wipe out a lot of speculators, leaving those with strong hands in the pot. And then it would be a good time to play the game and raise the stakes again. Dare to put your money where our mouths bro?

I was waiting all thru 2011 for property prices to drop 25%, it kept rising, I beh tahan, bot my 2nd condo 50% down to rent out end-2011, so I've fired my bullets. With my luck, the 25% correction will now occur next year! 1st condo to live in 2008 is going to be fully paid-up soon so no risk there What I've observed is the residential transaction volumes have evaporated but prices haven't dropped for secondary market. Heard all the hot money action's now in commercial property where I dam suaku. As long as u've got a job, u should be fine for owner-occupation, anyone buying for investment like me should feel nervous right now.

The quantative easing is a killer for us in Singapore. Prices for everything has shot thru the roof. Generation Z coming out are looking for higher salaries etc, which in turn drives up the prices etc. I don't think the 25% as I mentioned will happen overnight. It will however come. I do remember prices during the SARS period and even until 2005, which a lot of people have forgotten. From the 80s crisis to 2005, if you had bought any property, you would have made your money. If you were to graph it, you will notice that it is silly to even consider buying properties, but then again, there are people who say that they will make it. I disagree with that strongly. It is like purchasing APP at its high or MSFT only to see it come down later on. I purchase tonnes of Citibank stocks at 1.20 when people were saying it was going to go burst and the valuation of Citibank was lower than OCBC and Maybank. Same thing. It is about timing. Right now, valuations for a house in SG is way, way too expensive. A few years ago it was about at its lowest, now I think we are way too high for our own good.

I wish our property investors luck but as I would put it, you are on the turn, and you are hoping for that elusive Ace on the river, when the villian has a pair of K's already.

THis has been on going talk for a long time liao, GL moving away.... It has been the TALK for 20 years, and nothing concrete yet. Other than some brothers say, Lorong 28 onwards.

many had said that the possible places are Kranji or woodlands, etc.... No matter how, the new geylang( wherever it may be) definately will lose out to this place. The people, the looks, fun, distinctive favor, food and others will never be the same again. Also, to think about it, who wants to go all the way ulu ulu place to have a screw? And then travel back to their home? Such activities are never far from people and food, and it is interesting to note that alot of RED LIGHT DISTICTS ALL OVER THE WORLD are never far from crowded city areas.

It will be interesting to see how the govenment is going to put the squeeze on GL, and how the development of that area going to be in next 20 years. Maybe at that time, ah pek too old to go "GL" also

It is not hard to put the squeeze in GL if they really wanted to. There are only so many shops that is all. Competition does not come from the houses but outside from the FLs.

one of the theories i've heard why legal gl biz is bad now is custys have gone for illegal fls, definitely worsen if our redlight district isn't centrally located, safe & near good makan places. Personally, i blame the cautious economic climate & the irs. Perhaps av policy to flood gl with legal wls so custys r happy.

I think in general the economic feeling I get is that SG is in shambles. I don't really rely on the news to tell me that. But tend to use general indicators to get a feel of the market.

1. Have you noticed that your sp services bill has probably doubled in the last 2 years or so? Even more this past year?

2. Have you noticed that you now paying more for soft drinks and food?

Have you noticed that there are less people in GL unlike in the early 2000 when there were tonnes of people? You have more people in SG, but less cheongsters? What logic is that?

In a nutshell, I concur that you are probably right that the illegals are not the issue but basically less cheongsters because of the bottom line.
